When a business closes a location — office downsize, retail store-closing, restaurant lease-end, tenant move-out — somebody has to clear the space before the landlord's walkthrough. That somebody usually has a tight timeline (lease ends Friday) and a lot of stuff (desks, fixtures, kitchen equipment, fitting-room chairs, retail shelving).
Twelve years working with closing businesses across Fairfield County and the New Haven area means we run on lease-end deadlines: backward-planned cleanouts that finish before walkthrough, coordinated timing with landlords' final inspections, and honest disclosure on what we don't do (certified data destruction, certified records destruction). Same up-front pricing as residential — no commercial-decom surcharge.
What we clear out
The recurring scope from twelve years of office and retail decom work:
- Office furniture — desks, chairs, file cabinets, conference tables, lobby seating, cubicle partitions
- IT equipment (declared end-of-life) — workstations, monitors, printers, networking gear. We don't refurbish or resell. Important: data-bearing media must have certified destruction first (see FAQ below)
- Retail fixtures and shelving — gondolas, end-caps, fitting-room walls, register counters, display cases
- Kitchen equipment from closing restaurants — refrigerators, ovens, walk-in coolers, dishwashing equipment, prep tables. Refrigerated units need refrigerant removed by a certified tech first
- Inventory disposal — when the business owner has approved disposal of remaining stock
- Carpet, tile, flooring removal — where leases require restoration to bare-floor condition. We haul the debris; we don't do the demo
- Whiteboards, signage, branded materials — the visible business identity that needs to leave the space before the next tenant arrives
Coordination with landlord walkthroughs
Commercial leases usually require the space to be "broom clean" before the landlord's walkthrough — empty, swept, no holes in walls beyond normal wear. If your lease ends Friday at 5 PM, we work backward: cleanout finishes Thursday, sweeping Friday morning, you do the walkthrough at noon. We coordinate timing tightly because landlord disputes over move-out condition cost real money — security deposits get withheld, restoration fees get assessed, future-business-credit relationships strain.
The pattern that works best: call us 1-2 weeks before lease-end with the property address and rough scope. We walk the property within 2-3 days and quote the cleanout sequence. The work runs across the last week before lease-end with the final touches on the walkthrough day. For multi-day commercial cleanouts, we often stage a roll-off on-site for the bulky items (fixtures, furniture) plus run junk-removal crew visits for the granular work (paperwork, electronics, branded materials).
Time-pressured cleanouts — when you got the lease-end notice with less time than you'd like — are still doable but planning matters more. Same-day before 11 AM works for small offices; multi-day commercial decom needs the walkthrough scheduled at the front.

What can’t go in the dumpster
- Paint, solvents, oil, household chemicals (route through CT DEEP hazardous waste)
- Batteries — any kind, lithium especially
- Asbestos-containing materials (specialized hauler required)
- Tires (route to a tire dealer or pay $50/each disposal fee if loaded)
- Medical waste
- Liquids of any kind

What you see is what you book — no zone pricing, no driveway surcharges, no weekend delivery fees. Standard charges for overweight, extension days, and certain prohibited items disclosed above and confirmed at booking.

When loading the dumpster yourself isn’t the right call — small volume, awkward access, or you just want it gone today — we send a crew. Pricing runs by truck space used, not by item. Final pricing confirmed before removal begins.

Most office cleanouts fit in the full-truckload junk-removal tier ($795). Bigger offices (full-floor decom, multi-room law firm shutdowns) often run 2-3 truckloads = $1,500-$2,500. Smaller scope (single conference room, partial-floor downsize) lands at the 1/2 or 3/4 truckload tier ($455-$655).
Retail cleanouts often need a 20- or 30-yard roll-off ($647-$899) because of fixtures + shelving volume, plus 1-2 junk-removal crew visits for the more selective work (cash registers, branded signage, inventory disposal). Total scope $2,000-$5,000 typical for a mid-size retail closure.
Restaurant closeouts vary widely — empty restaurants without kitchen equipment run $1,000-$2,500 (similar to office work); restaurants with full commercial kitchens being decommissioned run $5,000+ once you account for refrigerant removal coordination, plumbing/electrical disconnection, and equipment hauling.
For repeat commercial-decom accounts (e.g., property management firms doing multiple lease-end cleanouts per year), billing flexibility is a conversation. Standard payment is credit card on completion; for established accounts, call (203) 219-8855 to discuss what works.
IT equipment + data security — honest disclosure
We DO NOT do certified data destruction. This is operator-explicit: if you have hard drives, servers, backup tapes, or any media with sensitive business data, get a certified destruction service to handle those before we arrive. We'll haul the empty hardware (chassis, cases, rack equipment) once the data-bearing components are gone.
The honest reasoning: certified data destruction requires chain-of-custody documentation, witnessed shredding or degaussing, and a destruction certificate signed by a service that carries the right insurance and certifications for the regulatory framework that applies to your data (HIPAA, PCI-DSS, GLBA, etc.). Our crew is not certified for that handling — putting data-bearing media in a Grizzly truck and expecting us to handle it correctly breaks the chain of custody, even if we tried to handle it carefully.
For non-sensitive office equipment — workstations that have already been wiped per your IT policy, monitors, printers, networking gear without saved configs — we haul as standard junk-removal work. The line is the data-bearing media itself, not the equipment around it.
