Apartment turnovers don't run on a calendar — they run on lease end-dates. When a unit empties, the carpet stays, the broken furniture stays, the abandoned mattress stays. Property managers need a hauler who shows up the day after the lease ends, not "sometime next week."
Twelve years working with property managers across Fairfield County and the New Haven area means we run on the cadence buildings actually have, not on whatever dispatch window is convenient. Recurring schedules when the building genuinely needs them. Single-call dispatch for one-off turnovers. Same up-front pricing whether you manage 8 units or 80 — no volume discount, no portfolio surcharge.
What property managers actually call us for
The recurring patterns from twelve years of property-management dispatch:
- Tenant turnover cleanouts — single-unit cleanouts the day after a lease ends. The classic pattern: tenant moves out Sunday, you walk the unit Monday morning, you call us Monday by 10 AM, we're there Monday afternoon to clear what's left.
- Abandoned-possession removal — when tenants vacate without taking belongings (eviction, skip-out, or just deciding the couch isn't worth moving). We haul whatever's left after the legal hold period closes.
- Common-area furniture / appliance disposal — old lobby furniture, broken laundry-room machines, basement-storage castoffs.
- Multi-unit cleanouts during property transitions — building sales, ownership changes, major renovation phases. These usually run multi-truckload junk removal plus rotation roll-offs.
- Bulk junk pickups from basement / storage / common areas — the backlog that accumulates over years and finally gets cleared in one push.
- Recurring dumpster swaps for buildings without on-site compactors — weekly or bi-weekly 10- or 15-yard swap cycles. Friday swap is the most common cadence.
- Estate situations within rental units — when a tenant passes away and the family or executor needs the unit cleared. We handle the donation routing if requested.

Recurring service for buildings
Some property managers want a 10-yard dumpster swapped every Friday. Some want a junk-removal crew on-call for surprise turnovers. Some want a Grizzly Bag delivered the morning a unit clears. We handle all three patterns.
Call (203) 219-8855 to set up a standing schedule. Lauren or Ashley on the admin side handles the booking; Jason or Mauricio on dispatch handles the routing. We don't have a portal, an app, or a recurring contract to sign — just a phone call to set up and another to change it. The cadence lives on the dispatch board; the building lives on a route the driver runs without per-week confirmation calls.
For multi-property portfolios, we batch routes: if you manage 6 buildings across Stamford / Norwalk / Greenwich, we run them all in a day instead of separate dispatches. Mention this when you call so we can plan the route. Same per-job pricing — the route consolidation is operational efficiency for both of us, not a billing line.

What can’t go in the dumpster
- Paint, solvents, oil, household chemicals (route through CT DEEP hazardous waste)
- Batteries — any kind, lithium especially
- Asbestos-containing materials (specialized hauler required)
- Tires (route to a tire dealer or pay $50/each disposal fee if loaded)

For repeat property-management accounts that run multiple jobs per month, billing flexibility is a conversation. Standard terms are credit card before delivery for dumpsters and bags, payment on completion for junk removal — once we know your operation, we work out what fits. Call (203) 219-8855 to discuss. (We don't publicly advertise net-30 or net-60 because every account looks different — it's a phone-call coordination, not a published policy.)
Multi-property coordination
Most of our property-management accounts manage multiple buildings. The dispatch logic that makes recurring service work also makes multi-property work cleaner: we run routes that hit several of your buildings in a sequence rather than treating each as a separate one-off.
A typical multi-property route: 8 AM Stamford swap, 10 AM Norwalk turnover cleanout, 12 PM Greenwich common-area pickup, 2 PM Westport recurring swap, back to yard by 4 PM. Six interactions, one route, one driver. Same per-job pricing (no batch discount — the per-job cost to us is the same), but the operational cleanness shows up as faster service windows and fewer "where's the truck?" calls.
For new portfolio onboarding, send us the building list with addresses + unit counts + recurring needs and we'll set up the route pattern that works. (203) 219-8855.

A “Clean and Professional. Their drivers are very courteous. They respected my property and ensured they did not damage my driveway and lawn.”
Y “This was my first experience with a junk removal service and I couldn't have been more pleased. Communication with Justin immediately put me at ease with his responsive, kind professionalism. Pricing was very reasonable and no question was too small for a prompt reply from Justin. The crew arrived at the scheduled time and were friendly, efficient, caring, and neat. Even the building management of the apartment I was cleaning out was impressed by the crew's professionalism. I highly recommend Stamford Junk Pros. They're just plain terrific!”
Y “I had used Stamford Junk Pros several times when I lived in nearby Wilton. They were great back then, so when my dad passed and we needed to clear out his apartment (OMG he saved everything), I called to see if they would come down to Bronxville, NY where my dad's apartment was located. They did come down and, once again, did a fabulous job. They were really nice and worked very hard - and were so much more affordable than 1-800-Got-XXXX people! Justin was great to work with to get things set up, and the apartment's management company required a certificate of insurance, which was quickly filled out and returned to me. Bravo Junk Pros of Stamford! Great job!”
