Add-on charges reflect actual transfer-station and disposal fees passed through to you — we don't mark up overweight, extra items, or disposal costs.

  • Paint, solvents, oil, household chemicals (route through CT DEEP hazardous waste)
  • Batteries — any kind, lithium especially

For repeat property-management accounts that run multiple jobs per month, billing flexibility is a conversation. Standard terms are credit card before delivery for dumpsters and bags, payment on completion for junk removal — once we know your operation, we work out what fits. Call (203) 219-8855 to discuss. (We don't publicly advertise net-30 or net-60 because every account looks different — it's a phone-call coordination, not a published policy.)

Multi-property coordination

Most of our property-management accounts manage multiple buildings. The dispatch logic that makes recurring service work also makes multi-property work cleaner: we run routes that hit several of your buildings in a sequence rather than treating each as a separate one-off.

A typical multi-property route: 8 AM Stamford swap, 10 AM Norwalk turnover cleanout, 12 PM Greenwich common-area pickup, 2 PM Westport recurring swap, back to yard by 4 PM. Six interactions, one route, one driver. Same per-job pricing (no batch discount — the per-job cost to us is the same), but the operational cleanness shows up as faster service windows and fewer "where's the truck?" calls.

    I had used Stamford Junk Pros several times when I lived in nearby Wilton. They were great back then, so when my dad passed and we needed to clear out his apartment (OMG he saved everything), I called to see if they would come down to Bronxville, NY where my dad's apartment was located. They did come down and, once again, did a fabulous job. They were really nice and worked very hard - and were so much more affordable than 1-800-Got-XXXX people! Justin was great to work with to get things set up, and the apartment's management company required a certificate of insurance, which was quickly filled out and returned to me. Can you handle next-day or same-day turnover cleanouts?
Yes. Same-day junk removal from Stamford or West Haven yard if you call before 11 AM, dispatch permitting. After 11 AM, next-day. For roll-off dumpster delivery, same-day is standard before 11 AM. The cleanest pattern: call us the day a tenant gives notice, schedule the cleanout for the day after lease-end. We work that timing routinely.
Do you provide certificates of insurance for our property files?
Yes — these are routine for property management work. Tell us at booking that you need a COI and any specific additional-insured language your portfolio requires (property management company name, building address, owner LLC, etc.) and we'll send it. Most property management clients keep a current COI on file from us.
Can you bill the property management company directly instead of the building?
Yes. For repeat property-management accounts, we bill whichever entity you specify — the management company, the building LLC, or the building owner directly. Standard payment is credit card before delivery for dumpsters / bags and on completion for junk removal; for repeat accounts that run multiple jobs per month, we work out billing that fits your operation. What about hazardous tenant leftovers (chemicals, batteries, propane tanks)?
We can't haul hazardous materials — paint, motor oil, gasoline, solvents, pesticides, propane tanks, lithium batteries, asbestos. CT DEEP runs household hazardous-waste collection days through most municipalities; that's the right route. If we identify hazmat at the curb during a turnover, we'll separate it and tell you what needs to be routed to CT DEEP. We don't surprise-bill for refusing the hazmat — we just can't take it.
Can you schedule recurring service for buildings without on-site compactors?
Yes — this is a common setup. Multi-unit buildings without compactors need either a roll-off swapped on a regular cadence (weekly / bi-weekly Friday swap is typical) or a junk-removal crew on standing schedule. Do you work with HOAs and condo associations?
Yes. HOA and condo association work is similar to property management work — common-area cleanouts, abandoned bulky items, occasional unit-level cleanouts when an owner moves out. Same pricing, same scheduling, same documentation availability. The billing entity is usually the association itself or the property management firm running the association.
