Pre-listing cleanouts — what we handle

The recurring patterns from twelve years of realtor dispatch:

  • Estate situations. Recently deceased owner's belongings need clearing before the property can list. Often the highest-volume cleanouts (decades of accumulated stuff in a 50-year owned home). Donation routing is usually requested for the deductible value.
  • Owner-occupied homes going to market. The seller is downsizing or moving across the country and doesn't want to take everything. We clear what's leaving so the stagers can work with empty rooms.
  • Foreclosure cleanouts. Post-eviction debris from former occupants. Often unpredictable scope — we walk the property first, quote on-site.
  • Pre-staging removal. Clearing space for stagers to set up the listing furniture and styling.
  • Garage / basement / attic full clearouts. The "we never went in there" spaces that always have more in them than the seller remembers.
  • Final-walk-through cleanups. Small junk-removal pickups the morning of the photographer's visit to clear last-minute clutter.

Why speed matters for realtors

Days-on-market kills listing prices. Every week a house can't show because it's full of the previous owner's stuff costs the seller real money in carrying costs, market exposure, and price negotiation leverage.

We work on realtor timelines: same-day cleanout if you call before 11 AM, next-day everywhere else. For estate situations, we can run multiple visits across the week — heavy stuff Monday, sorting Tuesday, donation routing Wednesday, final junk-removal Friday. Photographer comes Saturday.

The dispatch pattern that works best: call us early in the week with the property address and rough scope; we walk it Tuesday or Wednesday and confirm the multi-visit plan; the cleanouts run Wednesday through Friday; the photographer's morning is the cleanup window. Listing goes live the following Monday.

Donation routing for estates

Estate cleanouts often include items in donatable condition — furniture, clothing, household goods, books, working appliances. We route these to local CT charities (Goodwill, Habitat for Humanity ReStore, Salvation Army) when you ask before the truck leaves.

The charity issues the tax-deductible receipt to us at drop-off; we forward it to the estate or to whoever's handling the deduction. This matters specifically for estate situations where the executor wants to maximize the estate's deduction footprint — every donated couch is documented, every donated set of dishes goes on the charity's intake form, the receipts come back as a paper trail for the probate filing.

The legally important framing: the charity issues the receipt, not Grizzly. We're a for-profit hauling company; we can't write our own donation receipts. What we do is the routing + the forwarding. Add-on charges reflect actual transfer-station and disposal fees passed through to you — we don't mark up overweight, extra items, or disposal costs.

What can’t go in the dumpster

Same up-front pricing as residential. The pricing tables below render the same canonical data we use everywhere else.

Most pre-listing cleanouts run a 20-yard roll-off ($647) plus 1-2 junk-removal crew visits ($455-$795 each tier) depending on what's left after staging. Estate cleanouts usually need a full-truckload junk removal ($795 tier) plus a 30/40-yard roll-off ($899) for the bigger items.

How fast can you turn around a pre-listing cleanout?
Same-day if you call before 11 AM, dispatch permitting. After 11 AM, next-day. For estate situations that need multiple visits across the week (heavy stuff first day, sorting + donation routing across the next few), we set up the multi-day pattern at the kickoff call. Most pre-listing cleanouts complete within 2-5 business days from first call to clean property.
Can you handle the donation routing for estates?
Yes. Do you work directly with the estate attorney or the realtor?
Either. For probate-attorney-coordinated estate cleanouts where the documentation matters more than speed, we can run the cleanout with the attorney as the point of contact and the realtor on cc. For agent-driven pre-listing cleanouts where speed-of-listing is the priority, we run with the realtor as the point of contact. Tell us at booking who's handling what — we adjust the comms accordingly.
Can you do a final walk-through cleanup the morning of photos?
Yes — small last-minute cleanups before the photographer arrives are a common request. Usually a minimum-load junk removal ($145) plus crew sweeping the property. Schedule the photographer for the afternoon and we'll be done by mid-morning. Mention the photographer's window when you book so we plan the timing.
What about hoarder-situation listings?
Yes — hoarder-condition properties are part of the work. These usually require multi-day junk removal (multiple full-truckload tiers, $795 each visit) plus a roll-off staged on-site for the bigger items. Honest reality: hoarder cleanouts can run 3-7 days depending on density and on whether items need sorting (family heirlooms vs. trash). We quote on-site after walking the property.
Can you bill the seller's escrow at closing?
We've done this for repeat realtor accounts. Standard payment is credit card on completion; for closing-escrow billing arrangements with established realtor partners, we work it out case-by-case.
