Private peninsula governance. Long Neck Point Association is the authority within the peninsula. Town of Darien permits don't apply to placements on association streets; the association's rules do. Coordination with the association is part of every Long Neck Point dispatch — this is similar to how Belle Haven Association works in Greenwich, or Tokeneke Association in the rest of southwestern Darien.
Single peninsula access. One road in, one road out. Delivery and pickup require coordination so trucks aren't blocking access during high-traffic periods (school drop-off, evening commuter return, weekend social events). We plan the timing with the property owner or contractor.
Estate-scale construction. Long Neck Point housing skews high-end with pre-war estate stock and significant newer rebuilds. The project mix matches Tokeneke or Belle Haven (Greenwich) — gut-rehabs, slate roofs, copper detail, large landscape projects.
Shoreline placement considerations. The peninsula is bordered by Long Island Sound on three sides.
