Quick version: Demolition in Connecticut isn't priced like a haircut. Every structure has its own access, footing, and surrounding-landscape reality. We publish starting prices by category so you can self-qualify before calling, then we walk the site and quote a fixed final number before the work starts. Most outbuilding teardowns land between $300 and $3,000, with detached garages running higher and small playsets running lower.
Why demolition prices are different from our other services
Roll-off dumpster rental is flat by size: $447 / $547 / $647 / $899. Junk removal is 13 truck-load tiers from $145 to $795. Both have predictable inputs (size or volume) and clean canonical prices.
Demolition is different because the inputs vary more:
- Access — back-of-property structures with mature canopy take longer than driveway-adjacent ones
- Footings — a deck on shallow piers comes apart fast; a deck with deep concrete footings takes hours longer
- Surrounding landscape — if removing the structure means working around prized plantings or a fence we can't damage, the crew rate slows
- What's actually in the structure — old paint cans in the back of a shed, a forgotten oil tank under a deck, an unknown crawl space
We could quote demolition flat-rate by structure category and absorb the variance into a higher headline number. We don't, because that's a worse deal for the customer who's got an easy site. Instead: published starting prices, walkthrough, fixed quote. Same up-front pricing discipline as the rest of the operation, applied to a service that resists pure flat-rate.
What we demolish — starting prices
Sheds (8x10 to 10x12): from $400. Wood-frame, on-grade or skid foundation, single-day teardown. Two-person crew.
Sheds (12x16+) and outbuildings: from $700. Larger wood-frame outbuildings, small barns under ~400 sq ft. 1-2 days.
Chicken coops: from $300. Standalone coops, runs, small backyard structures. Half-day.
Hot tubs (on grade, drained): from $400. Sitting on a pad or pavers. We drain and dismantle on site. Half-day.

Above-ground pools (no decking): from $600. Drained pool, liner / walls / frame removed. 1 day.
Above-ground pools (with decking): from $1,000. Pool plus the surrounding wood deck. 1-2 days, often a 3-person crew.
Detached garages (1-car): from $1,800. Single-bay detached garage, hand demo + saws, slab stays in place unless quoted separately. 1-2 days.
Detached garages (2-car): from $3,000. Two-bay detached garage. 2-3 days, 2-3 person crew.
Decks (under 200 sq ft): from $400. Small single-level wood deck. 1 day.
Decks (200-400 sq ft): from $800. Mid-size single-level. 1-2 days.
Decks (400+ sq ft): from $1,500. Larger decks. Multi-level adds time. Deep footings or built-ins quoted on site.
Fences (per linear foot): from $5. Chain link, wood, vinyl. Posts and footings included. Sold by linear foot.
Gazebos and pergolas: from $400. On-grade or with shallow footings. Half-day to 1 day.
Playsets, swing sets, trampolines: from $200. Wood or metal frames, disassembled and hauled. 1-2 hours.

What we don't do
This is the most important section. Operators who say "yes" to everything end up regretting the ones that should have been "no." We don't:
- Interior demolition. No kitchen guts, no bathroom guts, no basement teardowns, no anything attached to the main house structural envelope. If you need interior demo, that's a general contractor or specialty interior demo crew. We can haul the debris afterward via junk removal or dumpster rental.
- Full house teardowns. Structural engineering, asbestos surveys, full demo permits, equipment we don't run. Specialized full-demo contractors only.
- Load-bearing structural work. Removing a load-bearing wall, structural framing changes, anything supporting the main building.
- Asbestos abatement. Vermiculite attic insulation, old pipe wrap, 9x9 floor tile from 1950s-70s — when we see suspected asbestos, we stop and recommend an asbestos abatement specialist. We resume the demo after their work is documented and complete.
- Lead paint remediation. Pre-1978 structures sometimes have lead paint that's friable enough to require lead-certified contractor handling. Out of our scope.
- Concrete cutting or blasting. Cutting a slab to remove it, cutting structural concrete, anything requiring blasting equipment.
We turn this work down rather than fake an attempt. Specialized contractors exist; we'd rather route you to one than do a worse version of their work and damage your property in the process.
What changes the price (on top of the starting numbers)
Starting prices assume reasonable site conditions. Real-world variables:
- Access. Truck access to within ~30 feet of the structure makes the haul fast. Back-of-property structures with narrow side-yard access run longer.
- Surrounding landscape. Mature canopy, prized plantings, fences we can't damage — all slow the crew because they're working carefully.
- Footings or foundations. Slabs that need to stay vs. slabs that need to come out are different scopes. Pad-set vs. concrete-footed structures take different time.
- Hidden conditions. Old paint cans behind a shed, an oil tank under a deck, a buried wire feed to a coop. We document and adjust if discovered mid-job.
- Disposal volume of the debris. Most of our published prices include disposal at a licensed CT transfer station. Heavy material (concrete pads, masonry components) can push disposal cost up — we flag this at the walkthrough.
The walkthrough catches all of these before the work starts. Fixed quote means fixed — we don't bump the number mid-job unless we discover something genuinely new (e.g., the customer didn't know there was asbestos pipe wrap inside the shed walls). When we do find something new, we stop and talk about it before continuing.
Why we usually combine demo + haul in one dispatch
A demo without haul leaves a pile of debris in your yard. Some contractors quote the demo alone and tell the customer to "find a dumpster" or "call a hauler." We don't — because we are the hauler.
Our quote includes:
- Demo work at the published starting price (refined by walkthrough)
- Disposal of all materials at licensed CT transfer stations
- One invoice at the end
Combining demo + haul in one quote means:
- One crew, one truck, one job-site visit
- No second-contractor coordination headache
- No "where do we put the pile while we wait for a dumpster" awkwardness
- Lower aggregate cost than hiring two separate contractors
For larger demo jobs where a roll-off dumpster on site makes sense (e.g., a multi-day garage teardown with running debris), we stage a dumpster rental alongside the demo crew. Common questions on demolition + junk removal combos
A few patterns we see often:
Demolition before a new build. GC schedules accessory-structure demo 2-4 weeks before excavation. We demo, haul, leave a clean pad. The new GC builds on a known clean site.
Estate cleanout combined with outbuilding demo. The estate has a half-falling-down shed in the backyard alongside the house cleanout. We do the estate cleanout and the shed demo on overlapping visits.
Pre-listing cleanouts including old structures. Sellers preparing to list want the eyesore in the backyard gone before realtor photos. Demo + haul + landscape patch in one dispatch sequence.
Property managers between tenants. Outgoing tenant left a busted playset; incoming tenant doesn't want it. We demo and haul before the new lease starts.
